    Our strategic partnership with Colliers International Property & Asset Management enables us to deliver expert facilities management. Our model is to work hand in hand with qualified FM resources, co-orindated via the Strata Manager, who remains the key point of reference for the convenience of our clients. Although this service is mostly applicable to larger buildings, there is an added benefit for boutique buildings that may wish to utilise this service from time to time for large- scale projects (such as painting etc.). The FM team can manage these projects from procurement to completion on an as needs basis.







  • BUILDING MANAGEMENT



    Our service extends to on-site building management for larger buildings. Our building managers and “caretakers” are professional and courteous, capable of dealing with day to day management of the built environment including supervision of trades and monitoring essential building performance services. We ensure that our on site team are underpinned with a working knowledge of strata management principals via a thorough training and development program.

    Our Managing Director & Senior Strata Manager Chris Miller is the foremost expert on the interpretation and application of strata legislation within the ACT.



    Chris Miller is the foremost expert on the interpretation and application of strata legislation within the ACT.


    Chris has ten years experience in the property sector, predominantly in strata management and commercial property consulting. During that time Chris has always had an “on the tools” involvement in all areas of strata management, from day to day administration of units plans, to providing advice in relation to new developments and precincts, as well as providing advice to local industry and government in relation to the changing legislative environment.


    Chris is supported by our administrative team, which includes financial accounts support.


    Chris is a licensed real estate agent, a founding member of Strata Community Australia (ACT) and current President, member of the SCA National Council as well as a qualified and practicing Trainer & Assessor.

    Rupert brings an unmatched level of experience in the practical management of our client’s assets.



    Rupert Cullen is a senior property manager and the conduit between the strata manager and the built environment.


    Rupert Cullen is a senior property professional with more than 14 year’s experience in the Property Industry across corporate real estate, property, strata and project management. His track record in real estate transactions, strategic planning and asset optimisation has assisted a number of clients realise and maintain assert value.


    Rupert has a unique ability to recognise, developand execute opportunities within the day to day operation of n asset, creating downstream value for clients. He has also been recognised nationally within the business winning numerous awards, including Outstanding Professional Service for Real Estate Management and People Management Award.

One which recognises multi unit apartment, townhouse and mixed use strata developments are more than just bricks and mortar; these properties are living, breathing communities, and their management requires more than a reactive approach, which is often not much more than a “mail box” relaying messages.


Vantage Strata is the result of a long collaboration over many years between Paul Powderly & Rupert Cullen (Colliers), Peter Maloney (Maloney’s Real Estate) and Chris Miller (strata professional of 10+ years). At various points throughout our extensive individual careers, we have all shared in the same frustrations at the lack of skill and expertise among the strata management industry in Canberra. Vantage Strata was created in response to our recognition of this gap.


We bring together Canberra’s most well respected property industry operators across multiple disciplines in order to address the total management of needs of strata titled properties in the ACT. We have more than 70 years of collective experience developing our knowledge of the property services sector, and we hold a commitment to exceptional customer service at our core. A ————— It is important to ensure that the right management structure is tailored to your property. Balancing the needs of our clients is critical to our approach, and we have carefully considered the challenges faced by the strata management industry in getting this right. We are confident that our solution addresses this need.


In our experience, many small to medium sized properties often suffer from lack of attention by their strata manager. In most cases, an experienced manager will look after a broad range of buildings, from the very small right up to the very large of 300 + units. Needless to say, the larger the building the more complicated it becomes to manage with lifts, mechanical plant, equipment and sophisticated building systems (security etc.). 


It is not hard to see how a smaller building can slip through the cracks; simply put, the mangers time is monopolised by the larger developments and the service needs of those “built environments”.


At Vantage Strata we believe that managing a complicated built environment is a unique skill set of its own, requiring the involvement of an expert facilities manager. The standard model requires that strata managers undertake this responsibility in addition to traditional strata management. Being a “jack-of-trades” is not conducive to providing the best of service in the specialised field of strata management. 


In the case of large complicated developments, our management approach requires that responsibilities become “split” between strata and facilities management. This ensures that all of our strata management clients receive the same level of attention from their manager, who is enabled to get on with the job of providing sound advice and strategic direction to the committee and owners.
